ROI: Short-term letting in Ireland – NEW RULES!

From 20 May 2026, new rules apply if you rent out accommodations for 21 nights or less you must register with Fáilte Ireland and get a registration number, which must appear in all ads or listings. Rental platforms must show this number on listings.



What counts as short-term letting?


• Renting a property or room for up to 21 nights.


• Includes houses, apartments or rooms in a home.


• Does not include hotels, B&Bs, etc.



Who must register?


• Anyone (person or company) renting short-term accommodation.


• Applies nationwide, no matter where the property is.



Registration:


• Online with Fáilte Ireland.


• Receive a unique number per property.


• Must be renewed every year.


• A small annual fee will apply.



What you will need to register:


• Personal or company details.


• Property address and type.


• Number of guests/bed spaces.



You must register yourself (unless it is a company listing). You must follow planning, building and fire safety rules. Platforms must display your registration number.



These are new EU rules to track and regulate short-term rentals.
